Pu\u00f2 essere accessibile o meno.<\/li>\n\n\n\n<li><strong>Terrazzo:<\/strong> spazio <strong>praticabile<\/strong>, utilizzabile per l\u2019affaccio, delimitato da parapetti o ringhiere, spesso collegato a un appartamento.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">In sintesi:<br>\u27a1\ufe0f il <strong>lastrico solare<\/strong> serve a proteggere gli ambienti sottostanti<br>\u27a1\ufe0f il <strong>terrazzo<\/strong> serve a essere vissuto<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Tetto, solaio e lastrico solare: non sono la stessa cosa<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">         <strong>Tetto:<\/strong> copertura inclinata non praticabile.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Solaio:<\/strong> separa i piani interni dell\u2019edificio.<\/li>\n\n\n\n<li><strong>Lastrico solare:<\/strong> piano, orizzontale, sull\u2019ultimo piano, talvolta calpestabile.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Una chiarezza fondamentale per comprendere le norme sulle <strong>spese condominiali<\/strong> e i <strong>danni da infiltrazione<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Chi \u00e8 il proprietario del lastrico solare o della terrazza?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In assenza di indicazioni contrarie negli atti condominiali:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>il <strong>lastrico solare<\/strong> \u00e8 di <strong>propriet\u00e0 comune<\/strong> (art. 1117 c.c.).<\/li>\n\n\n\n<li>il <strong>terrazzo<\/strong> pu\u00f2 essere:\n<ul class=\"wp-block-list\">\n<li><strong>esclusivo<\/strong>, se collegato a un\u2019unit\u00e0 immobiliare;<\/li>\n\n\n\n<li><strong>condominiale<\/strong>, se serve pi\u00f9 appartamenti.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Esiste anche il caso del <strong>lastrico solare di uso esclusivo<\/strong>:<br>\u27a1\ufe0f la propriet\u00e0 rimane comune<br>\u27a1\ufe0f l\u2019uso quotidiano \u00e8 affidato a uno o pi\u00f9 cond\u00f2mini<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Spese di manutenzione: come si ripartiscono?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">La ripartizione varia in base alla propriet\u00e0.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>1. Se il lastrico solare \u00e8 condominiale<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Le spese si dividono <strong>tra tutti i cond\u00f2mini<\/strong> in base ai millesimi.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>2.
